Carlson Homes has developed a unique accounting system called “Cost Plus”! This is a “total disclosure” program that is always open to the owner. No secrets here! Every effort is made to predict the actual cost of construction as accurately as possible.

In most cases, firm proposals are requested by at least 2 vendors in every trade. When firm numbers are unobtainable, a projected cost is used based on a recently completed project with similar specs. When properly executed, the only reason for cost overruns is because of an enhancement decision made by the owner.

The ”plus” part is a modest fee based on a percentage of the total projected budget. The owner retains any savings realized during the project. These monies can either be pocketed or used to offset any overage that may have occurred.

Carlson Lumber Co. is an independent lumberyard located in Forest Junction, Wisconsin. Here you will find everything you need to build your new home. Beginning with an initial consulting meeting with an experienced sales person, the staff at Carlson Lumber will guide you through the design process, product selection, and even educate you about the building process itself.

The retail store is open Monday-Friday, 7:00 am to 5:00 pm. Walk in anytime. If you prefer a more private experience, the staff is happy to schedule after hours appointments for your convenience.

The modest showroom contains full-size, working displays of windows, doors, siding, roofing, and millwork. Carlson Lumber can also help with design and supply of affordable component cabinets and decorator hardware.
